Every project begins with an idea. Our goal is to help you turn that idea into a real space to live and enjoy.
We develop each project in four main stages, guiding you from the first sketches to the finished construction.
Stage 1.
Concept and Preliminary Design
Ideas take their first steps toward becoming a real project.
Based on your needs and a detailed site analysis, we develop an architectural concept that defines the character, identity, and materiality of the building.
The design is presented through drawings and 3D renderings that help you visualize the layout, proportions, and how the building relates to its surroundings.
This allows you to see the architectural concept take form and ensure it stays true to your vision.
After we share the design proposal, we’ll continue shaping it with you, incorporating your feedback through an open and flexible collaborative process.
The developed design will then serve as the basis for requesting preliminary construction estimates from several contractors.
These estimates provide an initial cost guideline, helping to confirm that the project is consistent with your expected construction budget.
A detailed building cost will be prepared later by the contractors, once the complete construction drawings, to be developed in the following stage, become available.
Stage 2.
Construction Documentation
We take the project to the next level by turning the design into complete construction drawings and technical specifications.
We work together with the structural, mechanical, and electrical engineers to develop the architectural and engineering plans, integrating all the technical details required for the proper execution of the project.
Stage 3.
Permits and Construction Bidding
With the construction documentation completed, the project moves forward on two parallel paths.
On one hand, we handle the construction permit process with the municipality, submitting the required drawings and documents for their review and approval.
At the same time, and to make the most of the period while the municipal review is underway, we use the technical documentation to carry out the construction bidding process, requesting detailed proposals from contractors based on the finalized plans.
By the end of this stage, the project will be technically defined, with the municipal permits granted and contractor proposals ready for selecting the builder and moving toward the start of construction.

Construction Administration
